SUBJECT: Rezoning Case Number RZ-05-002
Rezone existing property from the 1-C* (Convenience Commercial with Conditions) Zone District to the PD (Planned Development) Zone District in order to develop three (3) four-plex multi-family structures (12 units total) on the property.

RECOMMENDATION: Staff recommends approval of this rezoning request. Planning Commission, by a vote of 7 to 0 at the August 3, 2005 meeting, recommend APPROVAL of this request by City Council.
SUMMARY AND BACKGROUND OF SUBJECT MATTER: The applicant has submitted a request to the City to rezone the property located at 8751 West Hampden Avenue from 1-C* (Convenience Commercial with Conditions) Zone District to PD (Planned Development) Zone District referred to as Cedar Creek Official Development Plan. The applicant is requesting the rezoning in order to develop three (3) multi-family structures (12 units total) on the property. The property is currently vacant and is approximately 43,750 square feet in size with frontage on West Hampden Avenue.
