SUBJECT: Rezoning Case Number RZ-04-002

Rezone the property from the 4-R (Medium Density Attached Residential) zone district to the OF (Office) zone district for the purpose of constructing an overflow parking lot.

ADDRESS: 1575 Simms Street

APPLICANT: B & B Properties, Brian Weishaar and Brian Cruz

RECOMMENDATION: Staff recommends approval of this rezoning request to allow for the construction of a parking lot. The Planning Commission, by a vote of 6-0 at the January 5, 2005 meeting, recommended APPROVAL of this request by City Council.

SUMMARY AND BACKGROUND OF SUBJECT MATTER: The applicant has applied to the City for a rezoning request to rezone the property located at 1575 Simms Street from the 4-R (Medium Density Attached Residential) zone district to the OF (Office) zone district. The applicant is requesting the rezoning in order to construct a parking lot for an existing business located at 1555 Simms Street. In addition, the applicant plans to expand the business from a hair salon to a day spa in the future and the parking lot will also serve the day spa.
