SUBJECT: Rezoning Case Number RZ-04-007
Rezone existing property from the 1-C (Convenience Commercial) and 1-R (Single-Family Large Lot Residential) zone district to the PD (Planned Development) zone district for the purpose of developing a 10,200 square foot multi-tenant commercial building.

RECOMMENDATION: Staff recommends approval of this rezoning request to allow for the development of a 10,200 square foot multi-tenant commercial building. Planning Commission, by a vote of 6-0 at the February 2, 2005 meeting, recommended APPROVAL of this request by City Council.
SUMMARY AND BACKGROUND OF SUBJECT MATTER: The applicant has applied to the City for a rezoning request to rezone the property located at 105 Wadsworth Boulevard from the 1-C (Convenience Commercial) and 1-R (Single-Family Large Lot Residential) zone district to the PD (Planned Development) zone district. The applicant is requesting the rezoning in order to develop a 10,200 square foot multi-tenant commercial building. The property is approximately 1.9 acres in size and currently has an existing single-family home and a small retail building on the Southeast corner.
