REQUEST FOR COUNCIL ACTION
ORDINANCE: O-2004-24
SUBJECT: Rezoning Case Number RZ-03-006
Rezone existing property from the 2-C and OF (Neighborhood Commercial and Office) zone district to the 3-C (Community Commercial) zone district for the purpose of building a Walgreen's Store with a drive-through facility and a retail building.

RECOMMENDATION: Staff recommends approval of this rezoning request to allow for the construction of a Walgreen's Store and 10,000-sq.ft. retail building. Planning Commission, by a vote of 6-0 at the June 16, 2004 meeting, recommended APPROVAL of this request by City Council.
SUMMARY AND BACKGROUND OF SUBJECT MATTER: The applicant has applied to the City for a rezoning request to rezone the property located at 10020 West Colfax Avenue from the 2-C and OF (Neighborhood Commercial and Office) zone district to the 3-C (Community Commercial) zone district. The applicant is requesting the rezoning in order to construct a 14,560 square feet Walgreen's Store with a drive-through facility accompanied by an approximately 10,000 square feet retail building. The property is approximately 2.2-acres in size with frontage on West Colfax Avenue, Kipling Street and West 14th Avenue. All existing buildings, including Dino's Restaurant, Ramon's Restaurant, Auto Repair Shop, Cakes by Karen and a small vacant office building are proposed to be demolished to allow the proposed redevelopment of the site. A Conceptual Site Plan has been submitted with the rezoning request.
The Planning Commission recommended approval of the rezoning request.
