AN ORDINANCE

TO REZONE LAND LOCATED AT 10020 WEST COLFAX AVENUE, CITY OF LAKEWOOD, JEFFERSON COUNTY, COLORADO

NOW, THEREFORE, BE IT ORDAINED by the City Council of the City of Lakewood, Colorado, that:

SECTION 1. Upon the application of John Kohler, in Lakewood Zoning Case No. RZ-03-006, and upon a recommendation of approval from the Lakewood Planning Commission, Lakewood Zoning Maps are hereby amended to include in the 3-C (Community Commercial) zoning district and to exclude from the 2-C and OF (Neighborhood Commercial and Office) zoning district, the property described in Exhibit A attached hereto, and made a part thereof.

SECTION 2. The Conceptual Site Plan for the above-referenced land is accepted. Any future development of this parcel of land will be required to conform to current City of Lakewood regulations.

SECTION 3. This ordinance shall take effect forty-five (45) days after final publication.

I hereby attest and certify that the within and foregoing ordinance was introduced and read on first reading at a regular meeting of the Lakewood City Council on the 26th day of July, 2004; published in full in the Lakewood Sentinel on the July 29th day of July, 2004; set for public hearing on the 9th day of August, 2004; read, finally passed and adopted by the City Council on the 9th day of August, 2004; and, signed and approved by the Mayor on the 10th day of August, 2004.
