SUBJECT: Rezoning Case Number RZ-03-003

Rezone existing property from the R1A (Residential One Acre) zone district to the 2-R (Small Lot Residential) zone district for the purpose of developing nine (9) single-family residential lots.

ADDRESS: 8090 West Mississippi Avenue

APPLICANT: Larry & Kris Mahoney, Marquis Builders

RECOMMENDATION: Staff recommends approval of this rezoning request to allow for the construction 9 single-family residential lots. Planning Commission, by a vote of 5-0 at the June 2, 2004 meeting, recommended APPROVAL of this request by City Council.

SUMMARY AND BACKGROUND OF SUBJECT MATTER: The applicant has applied to the City for a rezoning request to rezone the property located at 8090 West Mississippi Avenue from the R1A (Residential One Acre) zone district to the 2-R (Small Lot Residential) zone district. The applicant is requesting the rezoning in order to construct 9 single-family residential units. The property is approximately 1.7 acres in size and is currently undeveloped.
