AN ORDINANCE
AMENDING SECTIONS 17-21-2 (1), 17-21-2 (2), and 17-21-12 OF THE LAKEWOOD ZONING ORDINANCE PERTAINING TO THE ALAMEDA OVERLAY ZONE DISTRICT
WHEREAS, the City Council recognizes Alameda Avenue is a significant corridor within the City of Lakewood in that it is gateway to the heart of the Lakewood City Center; and
WHEREAS, the City Council deems it is necessary to adopt standards to address and protect the unique physical characteristics and guide future development and redevelopment of the Alameda Avenue area; and
WHEREAS, the City Council deems it is necessary to create design continuity and promote high quality development in the Alameda Avenue from Sheridan Boulevard to Union Boulevard through the use of Alameda Overlay Zone District; and
WHEREAS, the City Council desires to provide mechanisms that contribute to and encourage flexibility in the development of the District; and
WHEREAS, a Committee comprised of representatives of the Alameda Gateway Community Association, property owners, business owners, architects, realtors, residents, and City staff worked to develop the District; and
WHEREAS, the City Council approved the West Alameda Avenue Overlay Zone District as an amendment to the Lakewood Zoning Ordinance in 2000; and
WHEREAS, the City Council approved the West Alameda Avenue Cornerstone Plan as an amendment to the Lakewood Comprehensive Plan in March 2003; and
WHEREAS, the Planning Commission has considered public testimony received and the staff report and recommendations, and unanimously voted to endorse and recommend for approval the Alameda Overlay Zone District Extension;
WHEREAS, it is necessary to update, clarify, and correct specific sections of the City of Lakewood Zoning Ordinance from time to time.
NOW, THEREFORE, BE IT ORDAINED by the City Council of The City of Lakewood, Colorado, That:
SECTION 1. Subsection 17-21-2 (1) of the Lakewood Zoning Ordinance is hereby amended to read as follows:
(1) Within the District, which is depicted in Section 17-21-2 (2), these Standards are intended to enhance the identity of the corridor while encouraging cohesive development.
SECTION 2. Subsection 17-21-2 (2) of the Lakewood Zoning Ordinance is hereby amended to read as follows:
(2) These Standards shall apply to all properties zoned as office, commercial or PD that include office and/or commercial uses west of Sheridan Boulevard and east of Union Boulevard as shown in Section 17-21-12, Maps 1, 2, and 3. Refer to the Lakewood Zoning Map for specific properties to which this zone applies.
SECTION 3. Section 17-21-12 of the Lakewood Zoning Ordinance is amended by
deleting the map shown therein and substituting Maps 1, 2, and 3 which are attached
hereto and are incorporated herein by reference.

SECTION 4. Effective date. This ordinance shall take effect forty five (45) days after final publication.
I hereby attest and certify that the within and foregoing ordinance was introduced and read on first reading at a regular meeting of the Lakewood City Council on the 26th day of April, 2004, published in full in the Lakewood Sentinel on the 29th day of April, 2004; set for public hearing on the 10th day of May, 2004; and signed and approved by the Mayor on the day of , 2004.
