ORDINANCE: O-2004-3
SUBJECT: Ordinance authorizing the vacation of the Service Road between South Youngfield Court and West Mississippi Avenue, adjacent to West Alameda Parkway and Lot 1, Block 1, Green Mountain Plaza Filing No. 5, at 12898 West Alameda Parkway, City of Lakewood, County of Jefferson, State of Colorado.

RECOMMENDATION: Adoption of the attached ordinance.

SUMMARY AND BACKGROUND OF SUBJECT MATTER: A Drug Store is proposed for one of the pad sites at 12898 West Alameda Parkway. The site currently is undeveloped except for the skateboard park owned by the City. The skateboard park lying in City right-of-way immediately adjacent to the development site will be relocated elsewhere on the site. This right-of-way was originally dedicated to the City as a Service Road along West Alameda Parkway. The developer requests the Service Road be vacated. Staff has determined sufficient right-of-way exists for West Alameda Parkway and there are no plans for the service road to be extended further West than South Youngfield Court.
The developer understands that the City will vacate only the original platted and dedicated Service Road. In turn, the developer will dedicate back to the City a tract for the relocation of the skateboard park and will preserve the landscaping along West Alameda Parkway. The dedication will be required on the plat of the property currently under review. This will allow the City to provide a skateboard park for the children in the area and preserve landscaping along West Alameda Parkway. The area will also be used as a buffer between West Alameda Parkway and the developed area.
