North Wadsworth Boulevard Corridor Plan

In June 2009 the Lakewood Planning Commission adopted and the Lakewood City Council approved the North Wadsworth Boulevard Corridor Plan as an amendment to the Lakewood Comprehensive Plan. The Plan replaces the 1997 Wadsworth Boulevard Strategic Plan, which has now been repealed.

The North Wadsworth Boulevard Corridor Plan addresses changing conditions along the Corridor and considers transportation patterns and operations for a variety of travel modes, as well as land use, urban design, streetscape, and economic development characteristics and opportunities.

The study area boundary for the North Wadsworth Boulevard Corridor Plan includes primarily the properties directly on Wadsworth Boulevard between 26th Avenue and Yale Avenue, as shown on the map.

The North Wadsworth Boulevard Corridor Plan is an advisory document that was adopted as an amendment to the Lakewood Comprehensive Plan. The Plan is a vision for what Wadsworth could look like in the future and will help staff and elected officials make decisions, based on what the community has said they desire for the Corridor, as properties develop or redevelop. The Plan does not identify, or make recommendations for acquiring, any specific properties for redevelopment. Also, the adoption of the Plan does not change the current zoning on any properties within the study area.

An Advisory Committee of City Council and Planning Commission members, representatives from neighboring jurisdictions and agencies, business owners, property owners, developers, neighborhood representatives, and interested citizens worked with staff and Lakewood citizens to develop the North Wadsworth Boulevard Corridor Plan.

Extensive public involvement was a key part of the planning process and included a survey, several open houses, stakeholder interviews, a public hearing process, and various other opportunities for public input.

Key themes expressed by Lakewood citizens throughout the process, and reflected in the Plan, include:

Wadsworth Boulevard should be a unique corridor and should be a positive reflection of the City of Lakewood

The corridor should contain a variety of uses and different character areas

Protect single family residential neighborhoods located near Wadsworth

Provide opportunities for new communities directly on Wadsworth Boulevard
Bullet
Make Wadsworth a multi-modal transportation corridor that is safe, efficient, and well-connected for all users regardless of age or ability

Commercial development should be clustered in appropriate areas (identified as ‘nodes’ in the Plan). The designated node areas are located at major intersections and are envisioned to contain a higher intensity of commercial, mixed-use, and/or multi-family residential uses that are easily served by walking, biking, or transit.
